The Toronto Condominium Market in Toronto is currently buzzing with excitement! As of August 2011, there are 423 Condominium projects on the go. Not surprisingly, there are more condominium projects waiting to be approved by the City of Toronto.

Due to the Hot Condominium market, the prices are surging ever higher at record breaking speed. The biggest reason behind the higher demand is that more Young Professionals are looking to break into the Real Estate Market. The Condominium market allows them just that!

Just like the Young Professionals, more and more seniors are turning to a Condominium lifestyle. The lack of stairs, and the smaller living space makes this type of living more attractive to them.

A lot of investors like the Condominium market in Toronto as well, due to the amount of renters who like the convenience of a condominium living, but are not pre-approved for a mortgage. As the American economy starts to rise higher, more renters will be able to break into the Real Estate Market as well – pushing the prices even higher.

Condominium living in Toronto also allow people to live an easier life style, where they do not need to look after the everyday amenities that is required of a Freehold home. Imagine waking up on a January morning to 2 feet of snow, and never needing to clean a single snow flake! Most newer Condominiums have direct access into the Toronto Transit System, making those cold winters a lot more tolerable. Condominiums have Boards of Directors who are in charge of making sure that the monthly maintenance fees are used in a proper manner. The Board of Directors are made up of unit owners that were voted in by the other unit owners, or through a proxy assigned by the owners that cannot attend the meeting. The Boards of Directors hold meetings to discuss the areas that require immediate attention, and for making sure that the reserve funds are kept topped up for any emergency repairs that may be needed. The Board of Directors are also responsible to make sure that the amount of fees collected every month is enough to cover the costs of the monthly operation. Due to inflation, and some unforeseen repairs, the monthly fees may have to be increased to cover these repair costs. The maintanence fees will usually increment on the anniversary of the condo (when the Condominium was built and handed over to the Board of Directors, not when you moved in).
